自从1998年我国实施商品房改革以来,我国商品房价格连续大幅度的上涨,房地产市场是否存在泡沫成为社会各界争论的焦点话题.2007年5月,美国金融危机爆发后对世界经济造成巨大危害,提醒我们必须清醒认识目前国内房地产市场现状,及早采取有效措施,防范和化解房地产泡沫破裂可能对经济发展造成的危害.本文就是在此背景下,实证研究昆明市房地产市场泡沫状况.
本文首先通过讨论,引用之前各学者的见解,明确了泡沫和泡沫经济的内涵.并结合了房地产市场特点,进而明确了房地产泡沬的内涵,分析了房地产泡沫形成的原因及泡沫破裂后的危害.运用对比的方法,讨论了常用的几种房地产泡沫测度方法的优缺点.
为了得到相对客观的结论,从能够反映房地产泡沫形成的内在规律和特征,便于实际操作的原则出发,选取了供给类、需求类、投资价值类三个指标构成昆明市房地产泡沫测度指标体系.具体测度指标为房地产投资占GDP比重、房价收入比、租售比.测度结果表明,昆明市房地产泡沫度指数为2.18.也就是说昆明市房地产市场存在较为严重的泡沫,泡沫整体处于危险区,必须引起政府有关部门高度重视.
昆明市房地产泡沫形成的原因既有宏观方面的因素也有微观方面的因素.居民住房需求集中释放、银行信贷资金的支持、住房保障政策不完善、地方政府推动、房地产市场秩序不规范、从众心理等都是泡沫产生的原因.最后,针对泡沬产生的原因,本文给出了相应的政策建议.

In order to get relatively objective conclusion,can reflect the real estate bubble formed from the inner laws and features,and is feasible for practical operation principle,chose to supply class,the demand class,investment value three indicators of real estate bubble indicator system to kunming.Specific measures for real estate investment of GDP,than housing price-income ratio,rental.Measure results show that kunming real estate bubble index for 218.That is kunming real estate market presence serious bubble,foam overall in the danger zone,which must be highly relevant government departments.
